Poised at the confluence of First Hill, Capitol Hill, and Seattle University, The Danforth blends urban luxury with neighborhood warmth. Fitting a 16-story, 480,000-square-foot mixed-use residential tower with 265 units, a two-level Whole Foods Market, extensive amenity space, and a five-level below-grade parking garage on a tight 22,000-square-foot site was the predominant challenge—all while providing parking garage access at a busy intersection—but resourceful design and close collaboration with the city design review board got it done. An angled storefront corner creates a welcoming entry and translucent glass cladding over the entire structure reduces visual mass. Community-centric amenities—the roof deck with a food-producing greenhouse; open, light-filled units with luxury finishes—stand out amid the nearby high-rises and neighborhood apartments. A runner-up for NAIOP’s 2019 High Rise of the Year Award.
