At The Triangle, 195 luxury apartments with extensive amenity space rise six stories from a site whose unusual shape yielded its signature asset: a striking Flatiron-like statement for Redmond. Strong design turned challenges to advantages, from creating efficient parking on a triangular site with a high ground water table, to designing unique units in the narrow angular corners (which wound up leasing quickest). Despite having a footprint where nothing is square, the finished product makes a large apartment building look like the most natural use for the site—a testament to the firm’s solid programming skills and fluid design approach. With sidewalk setbacks and 5,129 square feet of retail, this midrise was built to promote pedestrian vitality in transforming Redmond—and that it does.
