Building a Greener Future: The LINE's Woonerf and Eco-Friendly Innovations Transform Parkwood in Shoreline

In the heart of the Parkwood neighborhood at the intersection of 145th and I-5 highway, The LINE stands as a testament to forward-thinking design and community-centered innovation. When developer Evergreen Point Group embraced the city's upzoning efforts in this burgeoning area, they saw more than just a chance to build—they saw an opportunity to shape the future of the built environment. This vision led to the creation of the city’s first "woonerf" (pronounced “vone-erf”), or “street for living.” 

Inspired by Dutch design and found throughout Europe, a woonerf is a shared space that prioritizes people and community activity over vehicles. Designed by Tiscareno Architects, KPFF and Communita Atelier, the LINE’s woonerf, located at the project’s mid-block point, seamlessly integrates pedestrians, bicycles, and limited vehicle access, treating cars as guests in a space designed for human connection. This innovative feature not only enhances the neighborhood’s walkability but also improves access to public transit, nearby parks, ground-floor retail, and amenity spaces.



Leading the Way in Sustainable Design 

Sustainability is at the core of The LINE’s mission, with the project earning a LEED Platinum certification—a prestigious mark of environmental excellence. This achievement reflects a commitment to reducing the building’s environmental footprint while prioritizing the health and well-being of its residents. Here are some of the standout sustainability features that make The LINE a model for eco-conscious urban living: 



1. Water-Wise Design 

Managing stormwater effectively is a key priority at The LINE. The project incorporates advanced stormwater management systems that exceed local codes, preventing runoff and mitigating potential flooding risks. Operationally, water conservation is further achieved through optimized water heating designs, low-flow fixtures, and water-saving appliances, ensuring minimal wastewater impact. 


2. Energy Efficiency 

The LINE’s energy conservation efforts go beyond compliance, featuring an efficient HVAC system that significantly reduces power consumption. This state-of-the-art design ensures lower energy usage while maintaining optimal comfort for residents, setting a benchmark for sustainable multifamily housing. 


3. Improved Indoor Air Quality 

With growing concerns about air quality, particularly during wildfire seasons and in areas near highways, The LINE addresses these challenges head-on. Filtered and balanced ventilation systems ensure clean, healthy air within the building. Additionally, interior materials were carefully selected to minimize VOC emissions, reducing off-gassing and creating a healthier living environment for residents. 


4. Promoting Sustainable Transportation 

Transportation sustainability is another focus area at The LINE. The development includes extensive infrastructure for electric vehicle (EV) charging, abundant bike parking, and designated spaces for electric scooters. Coupled with its proximity to public transit options, including the Shoreline South/148th Light Rail Station, The LINE encourages residents to reduce car usage and embrace eco-friendly commuting alternatives. 


5. Native and Drought-Tolerant Landscaping 

The outdoor spaces at The LINE feature landscaping that goes above and beyond traditional multifamily developments. Using native and drought-tolerant plants, the project minimizes water consumption beyond the establishment period, creating beautiful, low-maintenance greenery that aligns with the region’s ecology.
